The 48 acres of the Middlepoint Land Conservancy were subdivided into 9 five- acre lots with access and utilities by private roadway. Within each lot there is a designated area (approximately one acre) for residential use.

The conservation easement creates no restrictions on development within the homesites. The remainder of each lot is subject to extensive restrictions to protect the habitat provided by the shoreline bluffs and forested uplands, which have been documented to be important to the bird and wildlife species of the area and is considered part of the Quimper Wildlife Corridor.

Protecting and preserving wildlife habitat and associated ecosystems, and open space values.

Plants and Wildlife

The eastern side of the property is mostly comprised of a mature coniferous and mixed forest, while the western side slopes down into a steep bluff. Wildlife includes deer, otter, eagle, resident and migratory birds, various rodents, raccoons.
